Ball-Chatham Community Unified School District 5 Facilities and Grounds Committee met July 10

Here are the minutes provided by the committee:

Attendees included Committee Members Patrick Phipps and Steve Bryant. Mike Dobbs, Director, Facilities and Grounds

The project was awarded to Michael von Behren Buildings and demolition began on October 2, 2023. Occupants are beginning to move into the facility with the expected completion date of July 19, 2024. The SPED move from GES is complete along with the bulk items from the old district office. The remaining building furniture began arriving on July 8, 2024. The lift station is complete and the restrooms are fully functional.

GMS Press box

The press box replacement at GMS was awarded to Midwest Construction. The press box and structure removal has been delayed until the week of July 22, 2024. Concrete will follow the week after that. The delivery date on the new press box is tentatively set for the week of August 19, 2024.

Auditorium Lighting Upgrade

We discovered that the structure in the soffit above the stage would not support the weight of the new lighting so a Change Order was approved for $39,657.41 to remove the drywall, modify the support structure and install, finish and paint the new drywall. The upgrade will ensure a safe installation of the new light fixtures. The additional work should not affect the substantial completion date of July 31, 2024.

GIS/CES Playground

Equipment demolition is complete in both locations and all new equipment has been delivered. Turf is going down at CES and the foundation/surface work is in progress, preparing for the turf installation. The clogged drain tile at GIS has been replaced to ensure proper water shedding. The project is progressing well and is on schedule.

CES Roof Replacement

Materials were delivered on July 5, 2024 and the replacement has begun. The project is expected to take 3-4 weeks to complete.

GHS- Roof Replacement

All materials have been delivered and placed on the roof surface. The lower west roof is completed on the roofing part but is waiting on flashing. They are currently working on the upper roof where tear off and replacement is in progress. If the project extends past the start of school, we will be working over the mechanical room which should not affect the learning process.

GHS Track Replacement

Surface has been stripped off of the track. Laying out of the saw cutting on the edges will begin Friday July 12, 2024. There are 8-10 areas that have significant dips in the surface. In order for the track to meet National Federation of High School Sports (NFHS) guidelines those dips will need to be repaired. The cost estimates to mill and replace the affected areas is $28,000 while the cost to mill the entire track is $133,000. The district has opted to mill only the affected areas which will begin the week of July 15, 2024. The base bid includes adding a 12” wide concrete strip to the inside of the track to make it wide enough for the required lane width.

CES HVAC Upgrade

The project is scheduled to bid out in July 2024. It is currently still in planning phase with RTM Consultants. The project will be completed in two phases. Phase 1 will be putting in the Geo Thermal well field west of the building and a building addition to house the new Geo Thermal Equipment. Phase two will include installing the classroom heating/cooling cassettes along with new LED lighting and ceilings.

GHS Auditorium Sound Upgrade

The project is in the engineering phase and will likely bid out after the 2024-2025 academic year begins
